Standards and Statements of

Below you will find my statements and
information
for sellers that trust me with their biggest
investment...their homes.

I have a home transaction approximately every
eight days. I feel that I am successful at listing and selling homes in the
Leavenworth area. I need your assistance and cooperation in preparing your
home for sale and having it available to show when buyers want to see it.

If your home is priced correctly, my marketing
plan will cause the property to sell. We must prepare together. Remember,
92% of people coming into the area, hire a realtor to help buy.

You can price your home at any price you want.
Sellers want to make a good profit and buyers want to "steal" your
home. Thus, the advantage of a good Market Analysis. Eighty six percent of
buyers buy only through comparison. Your home MUST compare favorably with
similar homes on the market or it will sit...and sit.

As we discuss price, we will be doing 80% of the
marketing on your home. I might not be the person who sells your home, but I
will assuredly be the reason it sells.

Our office has maintained between 60% to 70% of
the market, both in listings and sales. Our success speaks for itself. Our
office and its Realtors Do work hard for our clients who put their trust in
us.

Eighty four percent of the homes that don't sell
are due to being overpriced. The MARKET doesn't care what the reasons
are for needing more money, improvements, etc.

Don't be insulted with any offer. Writing ANY
offer is a good start. With the buyers being represented by a realtor, they
may be receiving directions in what to offer.

SHOWINGS: At the time of the showing, please turn
on key lights to highlight the plus areas. Confine any animals or remove
them and YOURSELF from the home.

PREPARATION: A clean and tidy home sells QUICKER.
Try to keep your home clean and neat at all times. We do get showings with
little warning. Remove unnecessary furniture, posters from walls and magnets
from the refrigerator. The brightness and open spaces make the home appear
larger.

OPEN HOUSES: People who go to open houses buy
within 3.9 months. Four percent actually buy the home visited. Thirty six
percent are first time home buyers. Because of these great statistics, I
feel it is important to do open houses.

Whether there is an open house or showing, remove
anything of value such as jewelry, expensive and attractive small items,
etc. A Realtor cannot supervise everyone or everything.

I need to know who shows your home. Please call me
or leave a message so both of us can get feedback. This has proved to be
helpful in correcting an objection or miscommunication of information.

COMMUNICATION: I hope to have at least bi-weekly
contact with you relative to the marketing of your home. If you do not hear
from me I am not trying to avoid you. I am busy working for YOU and others.
