Perform a market analysis of your home and discuss with you the best price and conditions for market exposure.
Offer suggestions on listing options and make recommendations in home preparation for showing to agents and prospective buyers.
Complete all necessary paperwork and list property in the Multiple Listing Service within 24 hours.
Prepare photographs, flyers and advertising in a timely fashion. this includes advertising in the local “Home Guide,” and periodically in Sunday papers. I will periodically perform "Open Home" wit your permission. I also have unique advertising methods such as, "TALKING HOUSE," sign riders, and other items that only Jerry Ayres uses.
Make every attempt to be present when an offer to purchase is received. Offer suggestions, recommendations and, if necessary, guide sellers through a counter-offer that best suits their needs.
Offer suggestions of qualified professionals for repair following the buyers home inspection. Maintain on-going contact with sellers to insure seller has qualified buyers. All efforts will be made to complete the closing on schedule.
Personally review sellers closing statement to insure accuracy of costs and be present when final closing becomes a reality.
